When selling an apartment, you will need to provide additional documents: the declaration of division, the minutes from the last homeowners’ meeting, the statement of service charges (Wohngeldabrechnung), and the budget for the following year. However, the valuation and marketing process remains unchanged.
Some homeowner associations require approval from other homeowners before the sale of the apartment can proceed. The sales agreement will only be valid once written consent from the other homeowners is obtained. In rare cases, this consent may be denied for serious reasons, such as preventing the sale to undesirable buyers. Nonetheless, a positive majority decision is usually granted by the homeowner association.
